3 Common Tenant Complaints To Get Ahead Of Before Time

When you’re a landlord, catering for your tenant’s perception is incredibly important. It’s the one thing that guarantees you a long term profit. 

After all, when tenants see you as trustworthy and responsible, they’re likely to rent for longer. Not only that, but when the time comes for a rent increase, they’ll believe the cost is worth it. 

That’s why you should identify common complaints ahead of time and get them fixed now. When you get ahead of the problem ASAP, you won’t find it hard to retain quality tenants. 

As such, let’s go through three of the most common tenant complaints likely to be sent your way. Double check if there’s an issue before someone moves in to keep happiness high and maintenance costs low.

Signs of Pests

Any rental property needs to have a quality, reliable waste disposal system. Many apartments come with dumpsters and trash chutes, but this isn’t always the case. Sometimes tenants have to be responsible for waste removal themselves. Because of this variance, it’s easy for pests to crop up. 

Inspect for signs of infestation on a monthly basis. Look for droppings, bitemarks in wood and soft furnishings, and pieces of nesting materials. Any of these can be bad, but if you notice them all, it’s time to get an exterminator in! 

If you’re worried about the cost of pest removal, invest in pest prevention techniques as well. 

Faulty Heating and AC

If tenants can’t set the thermostat to a comfortable temperature, they won’t enjoy living in your rental property. Even luxury apartments can be downgraded based on this principle alone. 

That’s why you should double check the status of the heating and cooling systems inside your property. Always do this in between tenants and before someone moves in for the first time. 

The heating and air conditioning should always be a top priority. They make or break the atmosphere inside your rental and turn it into a desirable place to live. Alongside plumbing and water supply, keep these in proper working order all year round.  

Old and Non Working Appliances

Rental properties come with the majority of amenities already plugged in. Tenants tend to be able to move in and use the oven, fridge, and microwave without any trouble. 

However, the older these appliances are, the more likely they are to not work. If a tenant tries to cook dinner but the element is broken, they’re not going to be very happy. Aim to routinely replace appliances at least every five years to avoid situations like these. 

Similarly, old appliances, whether they’re working or not, don’t look great. They may cause a bad impression of your property during a viewing. Keep them updated for aesthetic purposes as well. 

Don’t let your tenants find a problem before you do. Keep an eye on your property and make sure it’s in good working order. You don’t want to drop in unannounced, but you do need to perform regular inspection and maintenance.
